Pool Safety Inspections

Pool Safety Done Properly, By the Person Signing the Certificate

Owning a pool in Queensland comes with legal responsibilities.
A Pool Safety Inspection ensures your pool meets current compliance standards and that children, guests, and occupants are protected.

At Under One Roof, pool safety inspections are carried out personally by me, Alastair — a licensed QBCC inspector with over 30 years’ experience in construction and extensive knowledge of Queensland pool safety regulations.

There are no subcontractors and no uncertainty about who is responsible.
If I inspect it, I sign the certificate.

When You Need a Pool Safety Inspection

A Pool Safety Certificate is required when:

  • Selling a property with a pool or spa

  • Leasing a property with a pool or spa

  • Managing a shared pool (units, townhouses, short-term accommodation)

  • Checking compliance for peace of mind or insurance purposes

Certificates are valid for:

  • 2 years for non-shared (private) pools

  • 1 year for shared pools

What I Inspect

All inspections are carried out in accordance with Queensland pool safety laws and AS 1926.1 standards.

Your pool safety inspection includes checks of:

  • Pool fencing and barrier height

  • Gate operation, latches, and self-closing mechanisms

  • Non-climbable zones and clearances

  • Boundary fences forming part of the pool barrier

  • Objects that could be used to climb the fence (furniture, vegetation, taps)

  • CPR signage visibility and compliance

  • Pool access points and gate direction

The inspection is thorough, practical, and clearly explained.

If Your Pool Isn’t Compliant

If issues are identified, I’ll explain:

  • What needs to be fixed

  • Why it’s required

  • What’s optional vs mandatory

Where possible, minor adjustments or repairs can often be handled quickly, saving you time and delays.

Once compliance is achieved, I’ll issue your Form 23 Pool Safety Certificate.

No scare tactics. No confusion. Just clear steps to compliance.
